What AB 1158 does, verified February 3, 2026

This bill would amend certain laws related to mortgages, specifically those involving trustee sales of real property. It would remove certain eligible parties from the definition of "eligible bidder" and apply the provisions only to trustee's sales of eligible property. Eligible bidders would be required to include a 1.2% fee in their bids. The last and highest bidder would have the right to bring an action against an eligible bidder who fails to comply with the procedures. Conforming changes would be made to the existing laws.
