SB 1092: Mobilehome parks: resident organizations: option to purchase.
This bill allows mobilehome park management to sell the park if they receive an offer they intend to accept. At least 360 days before making a final unconditional acceptance, they must give notice to residents and public entities about the intended sale. A resident organization formed by homeowners can also submit a proposed purchase agreement, which must be supported by 50% of the mobilehomes in the park. The management must consider the proposal and negotiate in good faith. If the proposal matches the offer, the resident organization can purchase the park at the agreed-upon price and terms. The bill also allows residents to assign their rights to the municipality, a housing authority, or a state agency if they have 50% support.
