What A 8120 does, verified September 15, 2026

The proposed law aims to regulate real estate listing agreements in New York. A listing agreement is a contract between a property owner and an agent, allowing the agent to sell or lease the property or find a buyer or lessee. The law prohibits real estate brokers from being part of a listing agreement for more than two years, making such agreements unenforceable after two years. However, it allows for the renewal of these agreements before or on their termination date. Additionally, exclusive listing agreements cannot automatically extend beyond their fixed termination date. The law will take effect one year after it becomes a law.
