What S 7124 does, verified January 12, 2026

The bill aims to amend the real property law to provide protection for victims of domestic violence. The law currently requires tenants to provide documentation within 25 days of notice to terminate a lease. This documentation must include a record of domestic violence, such as a court order, police report, or medical treatment records. The tenant's confidentiality is protected, and they are not required to disclose personal details about their status as a victim of domestic violence. Termination of the lease is not allowed due to accrued arrears. All provided information must be disposed of within 30 days to maintain confidentiality. A qualified third party, such as a law enforcement officer or a counselor, can also provide written verification of domestic violence. The bill takes effect immediately.
