What AB 1240 does, verified December 7, 2025

This bill prohibits a business entity with an interest in over 1,000 single-family residential properties from acquiring another single-family residential property and leasing it. The entity would be subject to a $100,000 civil penalty for each violation. The business entity must sell the property to an independent third party within one year of a court's judgment. The Attorney General can bring a civil action for a violation of these provisions, and the court must order relief, including the sale of the property.
