AB 1903: Construction defects.
The bill aims to establish an alternative process for certified buildings by allowing builders to obtain certified building status through private inspection, repairs, and reinspection during construction. A certified building status would prohibit future challenges to the status of the building. The bill would require additional information to be included in written notices of construction defects, such as descriptions of observable evidence of damage and copies of relevant photographs or reports. The notice must be signed by each affected homeowner, and for claims involving common areas, it must be verified by the president of the homeowner association.
