SB 410: Common interest developments: association records: exterior elevated elements inspection.
The bill aims to amend the common interest development act to improve the management and operation of condominium projects. It requires the board of an association to conduct a visual inspection of exterior elevated elements every 9 years, which must include a written report with recommendations for repairs or replacements. The bill applies this provision to buildings with 3 or more attached multifamily dwelling units, not just those with 3 or more multifamily dwelling units. The inspection report must now include the total number of units in the project and a certification that the inspector evaluated a statistically significant sample of exterior elevated elements.
