What S 8698 does, verified January 12, 2026

The bill aims to allow manufactured home parks to increase rent above three percent if the increases are directly related to capital improvements, as defined by the tax law. Manufactured home parks may now increase rent due to capital improvements without being limited by the three percent cap. This change will enable parks to cover the costs of necessary upgrades and renovations, which will help maintain and improve the quality of living spaces for residents.
