SB 522: Housing: tenant protections.

California · Senate · 2025–2026 Regular Session · last verified December 6, 2025

What SB 522 does, verified December 6, 2025

This bill amends a section of the civil code to provide tenant protections. Existing law prohibits landlords from terminating certain tenants' tenancies without just cause until January 1, 2030. However, there is an exemption for housing that has been issued a certificate of occupancy within the previous 15 years. This bill would exclude housing built to replace a damaged or destroyed unit that was issued a certificate of occupancy before it was damaged or destroyed from the exemption. Additionally, the bill incorporates changes to provide additional protections.
